In our experience, cleanliness and tidiness create the strongest first impression.
Before the appointment, we recommend:Removing pet-related items. We love pets, but some buyers may not.
Moving all vehicles off the driveway.
Leaving blinds and curtains open when there is a pleasant view. The photographer will make any final adjustments.
Moving garbage bins into the garage or away from the front and sides of the property.
Clearing large plants and objects from tables when they may block the view.
Mechanical rooms, unfinished basements, standard closets and unfinished garages are not normally photographed unless requested in advance.

Please consider both the weather forecast and the neighbourhood’s garbage collection schedule when booking. This helps avoid weather-related rescheduling and prevents garbage bins from appearing throughout the aerial views.
Before the appointment:
Move all vehicles off the driveway
Store garbage and recycling bins out of sight
Clean and tidy the backyard and outdoor areas

Only one person may remain at the property during the appointment. However, for the best results, we highly recommend that the property be completely vacant.
The photographer moves continuously throughout the home. People inside the property may result in missed rooms or angles, unwanted reflections, shadows or unusable footage. Wide & Bright is not responsible for these issues when the property is not vacant.

Unfortunately, no.
The photographer moves continuously throughout the property, especially when recording walkthrough videos, making it difficult to avoid items being moved between rooms.Appointments are also scheduled according to the property size and services booked. Time spent moving belongings reduces the time available for photography and video, so the property must be fully prepared before the photographer arrives.

Cleaning, staging, moving furniture or hiding belongings is not the photographer’s responsibility.
The photographer may adjust minor items when it is necessary and safe to do so, but this is not guaranteed.

When we reserve an appointment, we decline other requests for the same date and time.
We kindly require at least 24 hours’ notice for cancellations or appointment changes. Cancellations or changes made with less than 24 hours’ notice are subject to a $50 fee.

The property must be fully prepared before the photographer arrives.
If it is not ready, the photographer will allow up to 10–15 minutes for final preparations. After that, the property can either be photographed as-is or the appointment can be cancelled or rescheduled.
Cancellations or rescheduling caused by an unprepared property are subject to a $50 fee.

We will reshoot any part of the property at no additional cost when the issue was caused by a photographer’s mistake.
Additional charges apply when a reshoot is requested because of changes or preferences from the owner, agent, stager or another party.

We photograph properties in most weather conditions. However, even though all drone flights are operated by a licensed drone pilot, flying in rain, snow or strong winds may be unsafe or impossible.
We recommend reviewing the weather forecast before booking, especially when selecting a package that includes drone photography or video.

The Matterport 3D tour link normally remains active for approximately two months.

The property gallery and website link normally remain active for approximately 18 months.

Condominium amenity photography is available as an add-on and must be requested in advance.
A permit or approval may also be required from the building management, as some condominiums do not allow photography in common areas or amenities.

Mechanical and furnace rooms, unfinished basements, standard closets and unfinished garages are not normally photographed unless requested in advance.
Large walk-in closets and upgraded garages may be photographed when appropriate.

Depending on our schedule and workload, you may receive your photos the same day.
If not, your complete media package—including photos, video, drone, Matterport, floor plans and any other selected services—will be delivered within 24 hours of the appointment.

Our walkthrough videos are professionally edited with licensed music suitable for platforms such as YouTube and Instagram.
You may provide your preferred music, but Wide & Bright cannot be responsible for copyright claims, restrictions or blocking caused by client-supplied music.

No. Matterport 3D tours and floor plans are now separate services created through different platforms. You can book floor plans without adding a Matterport 3D tour.

Our floor plans are created for real estate marketing and general layout reference. They include room dimensions and GIA—Gross Internal Area.
They are not intended for construction, renovation, appraisal, architectural or legal purposes.
Measurements may differ from MPAC records because MPAC and real estate marketing floor plans use different measurement methods and serve different purposes.

Floor plans include the property’s interior areas, including unfinished basements.
Small balconies, terraces or other easily accessible exterior spaces may also be included when practical, but this cannot be guaranteed.
Garages are excluded unless requested in advance. To be scanned, the garage must be directly accessible from inside the property.

Floor plans are created using a third-party scanning platform. The platform reports approximately 95–99% measurement accuracy when the property is scanned under suitable conditions.

Floor plans are normally delivered within 24 hours.
Expedited delivery within six hours is available for an additional $29.

After we confirm an available date and time by phone or text, we’ll kindly ask you to complete the booking online.
Online booking helps us accurately organize the appointment, selected services, property details, calendar, invoice and property gallery.
You’ll receive a confirmation email after booking. Please review the date, time, property address and selected services, and let us know as soon as possible if anything needs to be corrected or rescheduled.

We typically accept e-transfer because it is convenient for most clients and keeps processing costs low.
Credit-card payment can also be enabled on the invoice upon request.

No. An agent introduction is an optional add-on. We can still create a complete social media reel focused entirely on the property without an agent introduction.

Yes. All drone photography and video are personally operated by a Transport Canada–certified drone pilot, in accordance with Canadian safety regulations and airspace restrictions.

The property must be completely vacant during the scan. The scanning process runs continuously throughout every area of the property, and any movement detected may require the entire scan to be restarted.

We use a combination of AI and Photoshop to remove furniture, belongings and visual clutter from the image.
When heavy clutter hides walls, flooring, fixtures or other property features, those areas must be digitally reconstructed. We carefully review every image, but small inaccuracies may occasionally appear when the original details are not visible.

We use AI to create virtual staging in modern, traditional, Scandinavian and luxury styles. At least two versions are provided for each selected style.
Because the staging is generated by AI, exact furniture selection and placement cannot be guaranteed.
For projects requiring specific furniture, colours or design references, manually directed virtual staging is available for an additional fee.

Yes. They are separate add-ons, but when a room booked for virtual staging first needs to be decluttered, we include the decluttering at no additional charge before staging it.

Yes. We photograph individuals, small teams and larger corporate groups. Group pricing is based on the number of people and the number of final images required.

Yes. Headshots can be scheduled across multiple dates when team members are unavailable at the same time. Additional setup or visit fees may apply.

Our standard headshot package is $299 per person and includes 6 professionally edited and fully retouched images.
Custom group pricing is available for larger teams based on the number of participants and final images required.

Choose clean, well-fitted clothing in solid or subtle colours. Avoid large logos, very small patterns and distracting accessories. Bringing a second outfit is also recommended.
